Gallery 1 – Water Losses
Water Losses (referred to as ‘Accidental Discharge’) are another common cause of loss for investors. Unfortunately, many investors and property managers assume that ‘this will never happen to them’ and they often decline coverage for water damage because it’s ‘too expensive’. This is simply not true. The cost of repairs after a water leak often exceed the additional premium that would have been paid several times over. Unfortunately, water damage (accidental discharge) is normally not included or available in DP-1 policies or coverage for vacant property (thought it may sometimes be available in special markets).

These photos, of a vacant duplex property we insured, are examples of what can happen. This was a newly-remodeled higher-end duplex that was for listed for sale. One of the maintenance personnel went on a routine trip to check on the home after a week or so and when he arrived, he found that a small hose under the master bathroom sink had come loose and had been leaking non-stop for several days or weeks.
