What is a Portfolio Policy?

A ‘Portfolio Policy’ is a special type of DP-3 (open perils) coverage available for investors who have at least ten (10) rental units that they would all like placed onto one single policy and with one single premium. All properties (minimum 10, no maximum) are placed onto one insurance policy with open perils coverage (the best available) and the policy owner receives just one bill. If a new property is purchased, it is added or ‘scheduled’ to the policy and the premium is pro-rated and updated at the next billing cycle. Conversely, if a property is sold, it is removed from the policy and again, the premium is adjusted accordingly at the next billing cycle.
