Kelly Troy is a combat veteran of the United States Army as well as an active member of his community, serving on several City and Community Boards and having either Chaired or actively served on the Board of Directors for many professional and community organizations, including the Corporate Council for the Long Center for the Performing Arts. He has been an active full-time investor for many years, purchasing both residential and commercial properties and actively engaging in non-traditional investing throughout the United States. He also has a great deal of first-hand experience in both personal and commercial liability and risk management.
In addition to maintaining a portfolio of income-producing properties, he has also purchased and rehabilitated numerous distressed properties across the country. Furthermore, after having spent several years as a traditional mortgage lender, he was also a hard-money lender having lent millions of dollars in private loans to investors for projects of all types and scales. He is also extremely well-versed in all forms of seller-financing and he is experienced in brokering privately-held mortgage notes.
As the founder of STREETSMARTinvesting as well as the developer of both the ‘ Riches in Rehabs ‘ and ‘ Riches in Rentals ‘ investor programs; he has traveled extensively to host workshops and impart to thousands of other investors and real estate professionals the same street-smart principals and skills necessary, without motivational flair, that he himself has learned regarding how to successfully profit from purchasing real estate. Kelly also founded and managed his own real-estate investor’s group and he is a frequent guest speaker at various other investment groups and he often hosts local one and two-day workshops in the Central-Texas area, including several MCE courses for licensed real estate professionals. Using the knowledge learned in regards to leveraging, value-added transactions, and real-world solutions to everyday investing issues, many of his former investor-students have successfully purchased, rehabilitated, and sold three to ten properties in their first year alone.
Prior to investing, Kelly was also a professional safety, quality, and risk consultant having managed and developed successful safety programs in various industries ranging from metal fabrication and acid-etching to printed circuit board design and LCD manufacturing plants and he traveled frequently developing and implementing industrial and manufacturing processes, safety, and quality assurance programs throughout the United States and Europe. He also worked for the Texas Worker’s Compensation Commission as well as the OSHA Consultation Program as an Industrial Hygienist and Training Manager and he is; therefore, extremely familiar with risk management and mitigation, personal liability, worker’s compensation, and commercial risks.
Kelly’s investing philosophy varies from that of many others in that, rather than possessing a fear-based ’scarcity’ mentality, he believes that there is more than enough opportunity available for everyone who wishes to take advantage of it and that the best way to achieve what you desire is to help others achieve what it is that they desire. He frequently writes articles, speaks at investor events, and works regularly to educate others with practical real-life financial and investing knowledge so that they themselves may become successful without having to repeat the same mistakes that countless others have made before.
